Our new-build lot is bare. What comes first?

Soil and grade. Construction leaves subsoil heavily compacted and the grade rarely set for good drainage, so preparation comes before planting or sod. Getting that wrong first means paying for the same work twice.

How do we make a large flat yard look less empty?
